Conditional implies that there is one or more requirements.   It is two-sided.   

A gift has no conditions or requirements.   It is one-sided.   

One promise to Abraham was a gift - that through his seed all the nations of the earth would be blessed.   That promise was fulfilled in Christ Jesus.   

All the other promises to him and his descendants were Conditional Promises.   Specifically there was the requirement of faithfulness and obedience to God in order for Him to do what He promised.   

Though Grace is unmerited favor, it is also conditional.   
It requires us to receive it.   

Not only does Grace require us to receive it, it requires us to walk in it.   

What is the component that is required of us to receive the gift of God which is Eternal Life?   
Faith in the Lord Jesus Christ as Mighty God, Saviour, Lord and King.   

No one is unconditionally - genetically or physically - entitled to the benefits of the promises of God.
